Specifically, they're asking for an extension of 60 days until November 10th of 2019 to achieve the certificates of occupancy on 90% of the units. [00:02:01] In exchange for the extension on the time frame for completion, they have offered and agreed in lieu of a payment in the amount of $1,475,000, [00:02:30] it would be deferred to a two-year period, making the payment $737,500, the first payment of which would be due to developer 30 days after the date the project is substantially complete. I've been saying for a year, ever since this project's been going on, I said that there's projects out in Trinity that are going to open up before these, and these people are going to rent those places, and then they're going to find out that they have no city center, they have got a dozen chain restaurants to go to, and they're going to find New Port Richey, [00:05:54] and so their second year, when their lease comes up, they're going to come down and pack New Port Richey, so you'll be right on time. A couple months extra will be to your advantage, I think, filling it up, and I think it's going to actually also, you know, retail-wise from the bridge to 19 is going to, you know, fill in there, too, with, you know, minimum, let's say, 90 units, 180 people, maybe even up to 270 that will be in those units. [00:06:20] Just a real, not to interrupt anyone else, but to piggyback on what Councilman Davis said, I can't tell you the amount of people that I've seen and heard from that are coming from outside of our New Port Richey city limits, from suburbia, West Pasco, Trinity area, and even further east, to enjoy our nightlife, our restaurants, our park, all the positive things that are happening, and I just think that's really, really going to help generate interest into renting these units. We have a brewery, we have a Spanish bakery, and we have an English bakery coming, and as far as the arts are concerned, we have an art store coming that's already established here, [00:08:09] and we've hired her to do murals, for example, in our garage where you approach into the pool area. [00:08:17] She's going to do a huge mural, probably the size of that wall behind you, of an Italian scene, and then place some Italian urns and things like that out so it looks like it's a 3D version. [00:08:31] We can't do that yet, because the contractor won't let her start until he gets out of the way, and if you've been there lately, one of our problems is the rain. [00:08:42] They were calling it McGurn Lake, but we're going to call it Peter's Pond. [00:08:49] Literally, it is. We can't drain that water out until they finish paving the area, and all the infrastructure is there to do it and get rid of the water, but we can't do it until the city approves those things, and we just haven't finished it. [00:09:02] So we've got a lake out there. It's just amazing. [00:09:05] So we're very pleased with the activity. I think we've got about half of the commercial space leased. [00:09:14] I'll point out for the benefit of the people watching, the person that you've got, the artist coming in, is the one that designed the crosswalk at Sims Park and also did the sea life scene on Main Street. [00:09:30] So a very talented individual, and she's moving her studio up to Main Street Landing. [00:09:38] I'm going to attract a lot of people there and have events and teach people, so we're looking forward to that. [00:09:44] She's placed her shop right between the two bakeries. [00:11:04] The commercial redevelopment grant primarily targeted older, existing larger and older vacant buildings. [00:11:11] This grant, the redevelopment infill and business expansion, will also take in, of course, projects under $500,000, [00:11:20] vacant infill opportunities, as well as buildings that have underutilized space. [00:11:26] If a business wants to expand, use up more of the building or the areas outside around the building, [00:11:33] it would provide an opportunity to help them with those projects. [00:11:37] The objectives are, of course, to facilitate redevelopment of blighted and underutilized or vacant buildings [00:11:43] and to facilitate infilling the gaps in the street wall, [00:11:46] and also to facilitate the expansion of existing and proposed businesses into underutilized space, [00:11:52] such as alleys, rooftops, back rooms, storage spaces, et cetera. [00:11:56] Sometimes those spaces are not suitable for occupancy, and it takes quite a bit of investment to make them so. [00:12:03] The evaluation criteria is exactly like the commercial, the larger grant, [00:12:08] with the addition of infill projects must be at least two stories with retail restaurant space on the ground floor [00:12:14] and residential or office use on the upper floors, as well as they must comply with our downtown design standards. [00:12:21] The grant funds will be capped at 20% of the overall cost of the project, or a maximum of $100,000. [00:12:28] And, of course, the funding is limited by the amount budgeted in the CRA each year, [00:12:32] and the grant award is subject to approval by the CRA Board. [00:12:38] Thank you.
