[00:37:52] And a classic example is the 5800 Main Street project, [00:37:57] where four months ago, we were in discussions with those investors, and [00:38:01] we had the Gibbs report completed, which gave them the confidence, I believe, [00:38:04] to move forward with their project. [00:38:05] So we're very excited about what we see in terms of investor confidence in [00:38:09] this community, and hope that it will continue to kind of go forward. [00:41:24] And the Gibbs analysis basically says that the trade area of 168,000 people [00:41:32] that there's a demand there and that there's an opportunity for business [00:41:36] owners to meet that demand if they're business savvy enough. [00:41:39] And what we're seeing, of all things, and Gibbs specializes in, [00:41:42] they actually wrote a textbook on urban core retail development. [00:41:47] And they have, in that study, a number of the different type of businesses where [00:41:51] there's existing demand that those businesses would do well. [00:41:55] And we've talked to prospective tenants for that location. [00:41:59] And the conversations are always very good, and [00:42:02] the data that we work with is always very accurate. [00:42:04] And right now we see a demand for additional downtown retail in New Port Richey. [00:42:10] And so I think that they're simply responding to a market that is out there. [00:42:15] I think that you've seen a lot of capital investment on the eastern side of [00:42:18] this county. [00:42:19] You've seen continued growth on this side of the county, but [00:42:23] I don't think you've seen the new capital investment over here, [00:42:26] yet people continue to come in this area. [00:42:29] So the Gibbs group, with the metrics that they use, clearly indicate an analysis [00:42:36] is that there's an opportunity for good business owners to come to our downtown and [00:42:42] to invest. [00:42:43] And if they, you have to be business, I call it a three-legged stool. [00:42:47] The first leg is to identify the demand is there. [00:42:51] The second component is that you need a land owner or commercial property owner to [00:42:57] put a facility in place that meets the need to that demand in terms of having [00:43:01] the right degree of presence for that. [00:43:03] But the third and most important component is the entrepreneur. [00:43:06] You need really strong, good business owners that are savvy to do that. [00:43:10] And what I'm really happy about is that those people I talk to on a fairly [00:43:13] regular basis, some of them are short of half a leg sometimes, but [00:43:18] there are individuals that are very strong. [00:43:20] And I think that having really good entrepreneurs in our downtown is the key [00:43:26] and essentially key to making sure that we have that sustained growth for the city. [00:43:32] And it was the purpose of the business incubator when we started very on, [00:43:35] is to communicate to those individuals that we're open for business. [00:43:38] And it's certainly a very beautiful city that you folks have here. [00:43:44] But 58 Main Street is the classic example where you have really [00:43:48] business savvy individuals that see that opportunity. [00:43:52] And again, it's a risk to some degree, but a lot of us say we wish we had gone back [00:43:58] and did that, and I think it's like 11,000 square feet of retail space that's available. [00:44:04] And right now they're trying to figure out just how we deploy that. [00:44:08] But that was a systemic decision. [00:44:11] It wasn't something that was, you know, they saw the value there and [00:44:16] that was really encouraging. [00:44:17] I want to take that one more step further because we discussed this property, you and [00:44:22] I, and we got into what the value per square foot's going for downtown now and [00:44:28] what's going down by the old hospital, just so [00:44:31] the public knows that what's growing downtown, we need to extend down to that area. [00:44:36] Well, in analysis of specifically looking at the Marine District, I mean, [00:44:40] obviously, you know, we want to, you know, economic development is concerned about [00:44:45] how it works with the entire city. [00:44:47] And the rent rates, when we started here three years ago, was about $6 a square foot. [00:44:52] You couldn't even get those places rented out that. [00:44:55] Now they're up at $11 a square foot, $12 a square foot, so. [00:45:00] And that's downtown. [00:45:02] That's downtown, but the Marine District is $6.50. [00:45:06] And I've talked to a business owner [00:45:08] down there where we have a medical office down there [00:45:11] that's empty, that's $6.50 a square foot. [00:45:14] And so obviously we have, you know, [00:45:17] some challenges down there. [00:45:19] And, you know, when I talk to, [00:45:23] when I see medical practices down there, [00:45:25] and again, it comes down to the entrepreneur [00:45:26] and some of the medical practices do very well down there [00:45:29] in terms of the patient governance facilities, but. [00:45:31] It's also, if it's growing downtown, it may grow, [00:45:35] that's not like it's miles and miles away, [00:45:37] it's, you know, within a mile. [00:45:38] That's very true. [00:45:39] So we might see a retail section down there too, [00:45:41] because we have, you know, Grandma Sally's, [00:45:44] you know, complex there, [00:45:46] and it's right across the street from it. [00:45:48] Yeah, and really good business down there. [00:45:49] You got Leaning Tower down there, [00:45:50] who is a great business person [00:45:52] and is a great contributor to the community. [00:46:11] And I do talk to several, you know, [00:46:16] individuals that are looking at the area quite a bit, [00:46:18] because as you increase your density in Pinellas County, [00:46:22] they do, I do talk to them, you know. [00:46:23] You know, those are larger buildings down there, [00:46:25] and they do present opportunities down there. [00:46:27] It's just a, tend to be a little bit bigger project. [00:47:11] Only 400 square feet. [00:47:12] You're not going to lose your shirt, [00:47:13] but if you're really good at it, [00:47:15] you can establish a very strong customer [00:47:17] based in that location. [00:47:18] And we have enough customers in the park and people [00:47:20] that you'll make money off of that event. [00:47:23] But it takes a very business savvy individual, [00:47:25] and I talked to one today, [00:47:26] and we talked quite extensively [00:47:28] about moving into that location.
